COMMERCIAL SERVICES

PROGRAMMING AND SPACE PLANNING

  • Interview to determine client needs, schedules and budgets.

INTERIOR DESIGN

  • Develop budgets on all interior finishes and furnishings, as well as budgets for interior improvements.
  • Assist in material, finish and furnishings analysis, recommendations and specifications.
  • Design all interior details.
  • Provide sketches and/or presentation boards of all interior selections and furnishings.
  • Review and coordinate furniture layouts with lighting and electrical plans.
  • Coordinate fine art and decorative accessories.
  • Coordinate interior plant selections and placement.

CONSTRUCTION DOCUMENTS

  • Demolition/new partition plans
  • Telephone/electrical plans
  • Reflected ceiling plans/lighting plans
  • Wall and floor finish plans and schedules
  • Interior details and design as required, including cabinets, millworks, etc.

PROJECT ADMINISTRATION

  • Coordinate and review drawings with contractors.
  • Maintain project schedules.
  • Review all bids and pricing.
  • Provide on-site inspections during construction.
  • Provide assistance during move-in.
  • Provide punch lists of all work to be completed

DETAILED LIST OF SERVICES

PLANNING

Assessment of client needs is done through program review, job site visits, evaluation of architect and designer plans and/or interviews of appropriate parties. All data is employed as the project moves into the design phase. Interior Design Services Professional design service is available in the selection of products, development of space plans and selection of colors. Direction may be provided by the client or the client's agent.

PRODUCT SPECIFICATIONS

These are developed through manufacturer specifications and, on custom products, CAD drawings. The design staff has an extensive range of vendors to work with and can recommend product alternatives. Complete specification and bid documents can be provided as required by the project. Direction regarding furniture can be taken from the client or the client's agent.

TECHNICAL SUPPORT

Complete plans, drawings and specifications and any revisions to these items are provided to the client, as well as the installation team. Design staff takes into account ADA accessibility requirements and other technical requirements in their designs and specifications. Staff is also available to consult with clients in regard to any technical issue in the furniture plan that they may be concerned with.

COST ESTIMATING AND BUDGETING

Initial quotations can be provided for budget purposes based on input from the client. Staff is available both in the design and the consulting phase to suggest product alternatives that help a project to stay within a set budget. Revised quotations will be provided as the project moves through the revision stages.

PRODUCT PROCUREMENT

With an extensive network of over 500 vendors, Spaces Design provides product procurement and purchasing from sources both domestically and internationally. We offer products available to complete spaces from top to bottom. In addition, we are equipped to supply products for other areas within your project.

PROJECT MANAGEMENT

The project management role ensures that orders are executed by vendors as specified and the delivery schedules are adhered to and thoroughly communicated. In addition, the Project Associate is responsible for coordinating delivery and installation of each project and ensures that any follow up needs are completed at the end of a project. Constant communication is maintained with all parties.

DELIVERY OR MEETING THE TRUCK AT JOB SITE

Depending upon the complexity and the nature of the job site deliveries may either be consolidated at a warehouse or delivered directly to the job site. If the shipment is sent directly to the job site, an installation crew will be assigned to meet the truck at the site if the service offering is engaged by the client.

INSTALLATION

Using a nationwide network of installation crews, we employ quality teams who have a through understanding of the products that they are installing. They provide professional service from project start to finish. On large installations one or more of our designers and staff will attend the final installation to oversee placement and final details before grand openings and move ins.

WAREHOUSING

If a project is rather complex and being delivered by multiple vendors, or a job site is not ready for installation at the appropriate time, Spaces Design can secure warehousing for the product until the site is available. This is a service that we have found works really well and allows for seamless installations and move ins.

NEEDS ASSESSMENT & LAYOUTS

NEEDS ASSESSMENT

  • Gathering all of the critical information is the first step in a successful design process. Determining all of the desires and critical needs of a project through interaction with all of project stakeholders is accomplished through personal interviews, discussions and design presentations.
  • Once all of the information is gathered, our designers are ready to work their magic on your project. Our extraordinary layouts take into consideration all of the important points laid out within the goals of the project. In addition, we are creative in our approach to the operation the spaces we create to bring them the greatest comforts and style of the modern project. The end result is a well-designed space that is not only beautiful, but fully functional.
  • A wide variety of techniques are available to communication the options available depending upon the size and complexity of the project. 2-D and 3-D layouts allow different perspectives on how a layout is working. For larger more complex layouts, walk-throughs are possible to ensure that the space is functioning as intended.

HOW SPACES DESIGN INTERACTS WITH THE A&D COMMUNITY

Spaces Design is a full-service interior design project company with resources designed to enhance the efforts of the architectural and design community. Our goal is to use the information and direction provided on each project to enhance the vision as members of the design team and execute the project with the highest level of satisfaction. We allow you to choose the resources that are most helpful to you in completing the project process.

THE PROJECT TEAM

In order to best facilitate each project, a team is assigned based on the specific needs of each individual project. The team may include a Regional Project Manager, a Designer, Customer Service Representative, a Project Coordinator and the Installation Team. We can help facilitate initial meetings and the entire team can be accessed via a conference call at project kick off and at specified touch points throughout the project.

PROJECT DESIGN AND SPECIFICATION

Often on A&D projects, we work with the architectural drawings and create a finish and furniture program. We have the capability to create the furniture plan and layouts under the architect or if requested, working directly with the client. Complete product/program specifications and bid documents can also be provided as needed. Our design staff is also available to assist in project presentations upon request.

CUSTOM PRODUCT DESIGN

One of the ways that we have been able to work most effectively with the A&D community is in the development of specialized product for large-scale projects. Examples range from the lighted canopies and custom end panels for shelving systems to specialized furniture items such as custom furniture and feature identity pieces highlighting the client brand. With experienced furniture designers on our team and relationships with key vendors, this has developed into a core competency in our business. Our creative spark will really light up your project.

INTERIOR LAYOUT

Often the architects that we work with prefer to do their own design and layouts, but we are prepared to assist with input or drawings as needed. With the nationwide nature of our business, we have the opportunity to visit and do design work for projects across the country. By staying on top of current and future trends, we can provide input and examples that reflect truly innovative ideas that prove to make the spaces we create more functional and interesting. Our design staff has extensive experience in designing spaces both in the U.S. and the United Kingdom. We have a command of a broad range of product to help projects meet budgetary and timeline needs.

CUSTOMER SERVICE

Once design is complete, our Customer Service team works to provide complete project quotations including freight/logistic and installation estimates. They are capable of helping with product alternatives to keep a project within a targeted budget and work closely with Design and Project Management to ensure that all details are included in the quotation. Quotations can be delivered to the A&D team or the end client as specified. This team will also place the orders with the specified vendors upon quotation sign off.

PROJECT MANAGEMENT

The Spaces Design project management team allows architects and general contracting teams to focus on the structural and mechanical design of a project and not the logistics. The Project Associate works with vendors including the Installation Team to ensure orders will be delivered as specified and can provide feedback on a regular basis as to the status of the project. If construction delays impact the installation of the project, the Associate can also secure warehousing or work with the vendors to adjust the delivery schedule to accommodate the client's needs.
